Where the enquiries actually go

A buyer searches, lands on a portal, and enquires there. The portal owns that relationship, sells it back to whoever is paying, and your name appears somewhere near the bottom. You did the work of having the listing; someone else captured the lead.

A site of your own does not replace the portals — nothing does. It gives you somewhere to send the traffic you generate yourself: your signs, your referrals, your social posts, your past clients. That traffic is already yours. This is about not handing it away.

The traffic you generate yourself is mostly search, content and paid campaigns. Qualifying the enquiries as they land, at 2 a.m. as well as 2 p.m., is lead qualification with a language model. Both are separate pieces of work, and both plug into this one.

If the words are new — IDX, VOW, DDF, RESO — and you are not sure what your board allows, start with what to ask your board before the build. It is the conversation we have first anyway.

What gets built

Listings, capture, and follow-up that connects

Listings that go stale the day you update them.

Live IDX feeds

Your board's feed pulled in and kept current automatically, displayed within the board's rules, so the site is never showing something that sold last week.

Enquiries that arrive and then sit.

Lead capture

Forms, saved searches and alerts that ask for the right amount at the right moment, and record which listing and which source the enquiry came from.

Qualified as they land, with a language model

A CRM that never hears about any of it.

CRM follow-up

The site connected to whatever you already use, so a lead lands where you actually work instead of in an inbox you check on Sundays.

Before you ask

The questions that decide this one

Can you connect my board's MLS or IDX feed?

Yes, once you have access to it. IDX access is granted by your board or MLS to you as a member, not to us — we build against the feed your membership entitles you to, and handle the technical side of pulling listings in, keeping them current and displaying them within the board's display rules. If you are not sure what your board provides, we can look at it with you before you commit to anything.

Who owns the site and the leads it generates?

You do, both. The site, the domain, the hosting and every enquiry that comes through it are yours and stay in your name. Leads go to your inbox and your CRM, not through us. If you move to another developer later, nothing has to be untangled first.

Can it feed my existing CRM?

That is usually the point. A lead that lands in a form and nowhere else is a lead you will forget to follow up. We connect the site to whatever you already use so enquiries arrive where you actually work, with the listing and the source attached.

Do you build for individual agents or for brokerages?

Both, and they are genuinely different jobs. An agent site is about being found and being trusted quickly. A brokerage site has to carry many agents, route leads to the right one, and stay manageable as people join and leave. We will tell you which one you are actually asking for.

Tell us what your board allows

IDX rules differ by board, and they decide what is possible before any design does. Tell us where you are and we will tell you what can be built.
